1) Make your firm decision that you no longer wish to be a Renter! 2) Contact us to become Prequalified for the Mortgage Loan. This determines how much of a House you can afford and indicates your Credit Willingness and Ability. 3) Consult with us about your Housing Priorities. Your Wish List is important to us as to neighborhood, size and style. 4) Househunting! We make your spare time our Busy time and we view properties until the one for You is found. Viewing different properties is the Fun part! 5) Loan Application! The sooner this is done, the stronger Purchaser you are when making the Offer. We coordinate this appointment with the Loan Officer at whatever time is appropriate for your situation. Application fees are approximately $400. used for your Full-blown credit report and appraisal on your new home. 6) Making the Offer and Negotiating the Terms! This is when the Earnest Money Deposit is required. This represents your sincerity to the Seller and will be held in escrow until the Loan Closing, at which time it will be used for any amounts you might owe or be refunded to you. 7) Home Inspection! We will help you set up an appointment with a qualified home inspector and we will spend several hours at your prospective new home. This is your opportunity to start learning your new home and is our avenue to discover any defects that we will ask the Seller to repair. 8) Processing of Your New Mortgage Loan! Plan on this taking a minimum of three weeks. You will be required to provide income documents such as W2s, tax returns, recent pay stubs and bank statements. Many questions may be asked about your particular situation. Keep on smiling - it's easier then you think! 9) As your Agents we will provide you information on neighborhoods, schools and property tax and guide you to make good decisions. We work with other agents in getting your offer accepted by the Seller. We coordinate the selection of mortgage lender,home inspector, title company, hazard insurancve company, termite inspection and the many activities that must be handled during a real estate transaction. 10) The Walkthru is the final inspection prior to your Closing. At this time we check all mechanical items and additional items that the Seller may have agreed to repair. We determine that your New Home is vacant, swept out properly and ready for you to get the Keys and Move In! 11) The Closing!!! This is when you sign your mortgage documents, get the Deed in Your Name and the Keys in Your Hand! HAPPY HOMEOWNERSHIP !!!
